Point it at the plate. It reads the number.
Photograph a nameplate and the model and serial are read on the iPhone, from the printed text or the barcode. If it picked the wrong line, tap the right one on the photo. On recent iPhones, Apple’s on-device model helps sort out the rest.
Walking the whole property? On iPhones that support it, say what is in each room out loud and it becomes a list of items, unconfirmed until you check them, because a model number said out loud is not one read off a plate. Afterwards it lists what a property like yours usually has and you have not found yet, like the water heater or the main shutoff.
How sure it is
AI suggests. People confirm.
Every value the app works out says where it came from. A number read from the plate is Likely. One a model worked out, with no plate or barcode to back it, can only ever be Suggested. When a person confirms a value it lights up, and nothing automatic overwrites it after that.

Anything nobody has confirmed yet sits in its own section, so the contractor knows exactly what to double-check when they arrive.
The paperwork, attached
Receipts, warranties and manuals live on the item they belong to, beside every repair and service visit. Photograph a receipt and the date and price fill themselves in.
Tenants can help
Invite a tenant by text, WhatsApp, mail or a link. They add what they find, and you keep or decline each one.

Does the contractor need the app?
No. A share link opens in any browser, with no account. Add a PIN if you want one, choose when it expires, and revoke it whenever you like.
Is it only for landlords?
Landlords come first, because they think in units and are often far away when something breaks. A homeowner is a portfolio of one: the same app, the same profile, the same share link.
What happens to my voice and my photos?
Room lists you speak are transcribed on the iPhone, and the audio is never recorded or sent anywhere. Photos have their hidden metadata, location included, stripped before they are stored. The privacy policy has the details.
